This study aims to (1) identify the social and economic impacts caused by the existence of the mall on the community, and (2) identify the factors that influence changes in the socio-economic conditions of the community due to the existence of the mall. The method used in this study is a qualitative approach with a descriptive research type. Informants in this study were selected using a purposive sampling technique consisting of 5 mall employees and 5 small traders around the area of The Park mall. Data in this study were obtained through interviews, observations, documentation. The data obtained were then analyzed qualitatively with an interactive model consisting of data reduction, data presentation, and drawing conclusions. The results of the study indicate that the existence of The Park Mall Kendari has a positive impact in the form of increased community income, the opening of new job opportunities, and the development of local businesses such as kiosks, restaurants, and boarding houses. In addition, social changes have emerged in the form of a more modern lifestyle, increased consumption behavior, and increasingly dynamic social interaction patterns. However, the presence of the mall also has negative impacts, such as increased building rental prices, increased living costs, and parking problems. Factors that influence changes in the socio-economic conditions of the community include increased economic activity in the area around the mall, the high number of visitors that encourages new business opportunities, the development of urban infrastructure and facilities, changes in community consumption patterns, and the community's ability to adapt to the development of modern shopping centers.
